What we do

We support owners, investors and developers across the life of an asset — from the first assessment of an opportunity through structuring, delivery and long-term management. Each engagement starts with the same question: what creates durable value here, and what only looks like it does.

Our work spans four areas: real estate strategy, investment advisory, development and projects, and asset positioning. They are rarely used in isolation. A positioning problem is often an investment problem, and a development question is usually a strategy question asked late.

How we work

Small teams, direct involvement, and a preference for clarity over volume. We would rather deliver one well-argued recommendation than a document nobody reads to the end.

Every project is treated as specific. Markets, regulation, capital structures and users differ enough that reusable templates tend to produce reusable results.

Long-term value

Buildings outlive the assumptions used to finance them. We plan for that: for cycles that turn, for uses that shift, and for standards — environmental, technical and social — that tighten over the life of an asset rather than at the moment of purchase.

Innovation

Technology matters where it changes a decision: better data on how space is actually used, sharper modelling of energy and cost, faster iteration between design and feasibility. We adopt it on that basis, and leave the rest alone.
